§ IX. Planned interim uses of the Riverchase PUD.

  • The applicant plans temporary or interim uses of the land within the Riverchase PUD until such time that the land or area of said interim or temporary land use is permanently developed. All undeveloped parcels and areas within the PUD area shall be subject to temporary or interim use.

    The applicant intends to make use of land for temporary or interim purposes which will not be detrimental to its planned permanent use. All interim uses shall be subject to reasonable regulations by the City of Hoover and no such use shall be operated so as to create a nuisance or damage to any property owner within or adjacent to Riverchase.

    The planned interim uses are:

    A.

    An information center(s) to display and dispense information regarding the Riverchase development, and the developments in Riverchase and to serve as a sales office for said development(s).

    B.

    Plant/landscape nursery(s) for stocking, growing and maintaining plants and necessary landscape equipment, garages, tools, and building(s) to be used for the development of Riverchase.

    C.

    Construction material storage area(s) to store construction material including dirt, rock, equipment, machinery, etc. Such areas are necessary in the development of a large project like Riverchase. The applicant will try to keep such areas as orderly as possible.

    D.

    Helicopter pad for the use of operating/takeoffs/landing of a helicopter(s).

    E.

    Other recreational and conservation use or uses now existing on portions of the planned development.

    F.

    Borrow and fill areas for the purpose of mass grading operations on any portion of the Riverchase PUD and the preparation of lots/areas in the PUD.
