§ IV. Riverchase development schedule.

  • The development of the Riverchase community actually began as early as 1974 and has undergone continued development and construction since that time. With the granting of PUD zoning under Article XII of the City of Hoover zoning ordinance, the development/construction of Riverchase shall immediately continue along its present schedule and pace.

    Riverchase Residential Builders Regulations

    Introduction. In order to protect the interests of the developer, The Harbert-Equitable Joint Venture, the builders and purchasers of residential lots, and the eventual residents and buyers of homes in Riverchase. The Riverchase Architectural Committee (RAC) has adopted building regulations regarding setbacks and square footage requirements for each residential subdivision in Riverchase.

    The regulations vary from one subdivision to the next and are based on:

    (1)

    The size and character of the lots in a particular subdivision;

    (2)

    The location of the subdivision; and

    (3)

    The development scheme of the subdivision.

    The prices which The Harbert-Equitable Joint Venture places on lots of a given subdivision are a reflection of the building regulations for that particular subdivision.

    Variances. All residential building construction shall comply with the regulations unless otherwise excepted by the Riverchase Architectural Committee. Exceptions or variances to the regulations will be reviewed by the Riverchase Architectural Committee at the request of a builder. Each variance case will be reviewed on an individual basis and evaluated on the merits and particular circumstances of the case.

    + Homes adjacent to golf course shall have a 50' or maximum setback on common property lines.

    * Lots in CC, 3rd Addition, Non amenity and on R/C Pkwy. West have minimum finished floor square footage of 2,000. All lots on Club Road have minimum 2,500 square feet.

    General Note: The siting of all homes/buildings shall be determined and/or approved in the field by a Riverchase Architectural Committee representative. Homes/buildings shall be designed and sited to "fit" the characteristics of the building area of the lot as defined by the above regulations.
